@Francis Figueroa a house hack is both better and worse than a regular investment property.It's better because you're getting to use long-term fixed-rate financing with a low down payment to buy an investment property and begin your real estate journey.But it's worse (in some ways) because you have to look at it as both an investment and a personal living situation choice - it's a more complicated choice.I usually recommend that someone looks at a potential house hack as if they were buying it as a pure investment property, i.e., use market rents for any vacant units, even though they're going to occupy one of the units.That lets you compare "apples to apples" and see if the property can stand on its own as an investment, which is important because someday you may move out and you'd like to know it will be able to stand on its own (i.e., be cash flow positive) when that happens.But obviously you also need to look at a potential house hack from the point of view of, "Would I (and my partner, if applicable) be OK living here for a few years?"

If the house does not have power get a Temporary power pole installed outside the house and get battery operated cameras and/or solar ones.The last thing you want is to have your incomplete flip listed on the MLS with a description beginning with “Investor Special”If you can’t be there to check on your flip as often as required you can hire project managers to be your eyes and ears.

WiFi smart locks are great b/c they’re a one-and-done install, but have the downside of needing frequent battery replacements due WiFi using a lot of energy vs something like ZWave to a hub (that’s very low energy like Bluetooth).
