@Francis Figueroa a house hack is both better and worse than a regular investment property.It's better because you're getting to use long-term fixed-rate financing with a low down payment to buy an investment property and begin your real estate journey.But it's worse (in some ways) because you have to look at it as both an investment and a personal living situation choice - it's a more complicated choice.I usually recommend that someone looks at a potential house hack as if they were buying it as a pure investment property, i.e., use market rents for any vacant units, even though they're going to occupy one of the units.That lets you compare "apples to apples" and see if the property can stand on its own as an investment, which is important because someday you may move out and you'd like to know it will be able to stand on its own (i.e., be cash flow positive) when that happens.But obviously you also need to look at a potential house hack from the point of view of, "Would I (and my partner, if applicable) be OK living here for a few years?"

So someone who is looking purely to maximize potential return (and has unlimited time) is unlikely to find this a good fit.Hope this helps.

Its a very niche asset class for sure , folks who treat it to purely use real estate aspects & not chose to be inclusive of hospitality traits - will fall back.
