We had enough rich friends hear what we were doing; it felt like we cracked a code - a vacation property that made money.

But, each has their own differences.That being said, in the neighborhoods I invest in, duplexes and quads have appreciated slower than single family properties.  

This means buying a property with at least 2 units and living in one of the units and renting out the others.

The problem is, airbnb income is not considered "stable" so for qualifying purposes there isn't a way to project that accurately if there isn't any previous rental history for the property. 

Dahrian, are you looking for a cash out on an investment property or a primary?

Also, what would you recommend about getting a property to fix and flip or rent?

I we really are only looking at 2 properties.
