A good painter can Spray pretty good if he has the proper tip , good quality paint, and at least 100 jobs done prior to yours.So many factors involved,  are you protecting the flooring,  changing colors a lot lots of repairs done prior?

A good agent is going to set proper expectations for you for the market.

Are there any specific steps you are taking to ensure all renovations and repairs are properly documented?

Many investors make the mistake of assuming that a shorter PMA is better:( There's a reason purchase contracts have type so small you can barely read them, yet are 4-6+ pages.Reality is:1) Only if it's properly in writing, do they have to do it.2) If it's not in writing that they can't do it - they will and charge you for it.

If your state is like Florida, you cannot use the deposit whatsoever until you have made a proper claim on the deposit within 30 days of when the tenant vacates upon termination of the lease.
