For the last two years, I have led the planning and activation of over 100+ digital campaigns with goals varying from driving site traffic/conversions to general brand awareness with popular digital platforms such as The Trade Desk and Google’s DV360 & Youtube.

Those are all very popular cities for out-of-state investors at the moment, so if that's the route you want to take then I'd recommend getting to know each market in and out!

@Nick Gee Whether to hold in an LLC is a personal choice with many pros and cons.

It will need to be a LLC style account, not an IRA.TD Ameritrade is a good choice.  

I have a listing right now where the investors intend on investing into their family (work for the primary residence and for baby #2 that is on the way).It is a personal choice but you should have a plan in place first before pulling a trigger.

The DSCR won't even look at your income anyway...Lots of choices...
