if it was just based on the numbers,  I would.But I would not make that decision just based on the number, I would consider the neighborhood, the school district if it matters, the type of tenant I would get, the condition of the house, etc?

I would request and read the minutes of the board meeting where the decision was made to get insight.

Perspective is the key in our business.Everything I have learned about about sales is that humans make decisions based on emotion not reason. 

You will not hear much first hand antidotal evidence to support the need.Whether you do or don't is simply a personal decision in my opinion rather than a business decision.

I do not agree with the comments that say the first property is meant to be a learning experience and that it doesn't need to make money.It may be a learning experience, but buying a poor deal hurts your ability to grow your business and might not give the new investor a good impression of real estate investing. 

This is probably not something that you want to make a decision on immediately.

I'd contact the Unit your going to and inquire about that.I'm thinking you could get your realtor to do some virtual tours closer to the date you'd be getting there, make a list of the ones you really like, and schedule a showing during those house hunting days to make a final decision?

Whether it's better to buy a triplex or 3 separate properties is a personal decision.

Another fear of mine is that he knows there are too many non related people living in the house at one time and the decrease the number of occupants after I have made the deal will drop my ROI and it will have been a poor deal.
