Are you going to allow them to have pets/girlfriends move in? 

I've converted to being a pet friendly landlord. 

Charge them $250 nonrefundable pet fees, make them pay for landscaping and pest control and take their security deposit for every little thing they do.cuz im sick of landlords getting effed all the time.

Pets are an accurate indicator.

Some owners setting higher standards to hopefully get better tenants, no pets or super high pet deposits, higher rents, higher credit scores, etc.Most of these areas are very school driven though.
