A few ideas....check social media (LinkedIn, Facebook, etc); Google search the tenant’s name (I once found an ex-tenant I was trying to serve with papers who was listed on an online professional membership roster with her work info); reverse Google search the phone number; have someone else call the number and pretend to be a customer, vendor or whatever is appropriate depending on the type of business.

I managed in CA, and the owner I worked for had a membership to the local apartment association, but I much preferred the Nolo Press contracts and forms, so I used them instead with the owner's blessing.You might want to see if they have WA contracts/forms.

If the company is an LLC, the members (owners) each get a percentage of the membership, that is basically non-transferable.

I have learned so much with BiggerPockets alone and I dont even have the full membership but will purchase to access the calculator and many other available resources that I am sure will be beneficial. $8k can be well spent in our first property for sure!
