Still transacting directly with clients on existing retail properties.If the interest rates rise to a certain point then larger properties will tend to hold and smaller properties with go to foreign investors buying all cash or 1031 buyers with very little debt to put on a property when buying.High cap rates have less down because the DSCR ratios are easier to hit for lenders.

I’m not sure if this is a coincidence with the increase in foreign and hedge fund demand or brilliant market manipulation by the banks, but recent price increases have certainly reduced short sale losses.
