We just finished up two houses on 83rd Street 

Estimated profit if I sell: 90-100kMy goal:  Buy an investment property and a primary property with a finished basement to house hack.   

It should be finished in 2 weeks with about $45K total invested and will rent long-term for $2K/mo or STR for $2.6K/mo. 

I heard the owner complaining about it a bunch, and thought that he probably shouldn't have started job that he can't finish - but he did, and I'm sure he got paid by the ins. co. for that.  

I can't find anyone who is serious and my house is so bad it needs a general contractor to finish it out.  

Seems like you should be able to get someone to come out for a week or two and finish your garage for like $35-50k.

The kitchen almost finished and only needs cabinets for completion.

Just be thankful you're not in Cook County.

A good CPA will help you figure out the best way to keep your books in solid order so you can easily get your returns finished.
