It was in the middle of an Indiana winter and at the time I had city approval for electric, but not gas, so I heated my unit with electric heaters and used a coffee maker to warm water so I could take a warm "shower" when I wanted to.

It may be necessary to look at roles of microfiche film to connect the last grantee with the accompanying grantor from which it was deeded, or perhaps a court order from a probate, divorce decree or mortgagor who pledged --and then lost-- the land through foreclosure.Statistically, most people will NOT go to the trouble and inconvenience to do the research.

It's just that the way you worded your original post made it look like you weren't really looking to do a JV with your private Lender; but rather, you were wanting to work out a way of having two mortgages on a $1M property with just $64k to start off with, and you being the sole profit maker from its ongoing income and/or subsequent sale.
