Over the next three years you likely won't hit any big cap-ex bumps. 

It may cash flow for a while, but then a big repair hits and your sunk.

I mean I guess if its a good deal and its listed on the MLS then it would be gone or sniped before it hit the MLS...

We got very little interest before our 90 days were up but as soon as we hit that date, we got a couple offers & sold over asksing.

If you were to value this investment, you would have to base it on a forecast and discount it for the risk associated with hitting the forecast.
