I should edit my original post or at least have those smarter than I check my math because I stated 2.2% CAP on the $30k investment but I believe it is actually 22% ($6,600/30,000 = .22).Kevin: Interesting insight.

At move-out, use it as documentation of the exit conditions.They don't need 10 days to re-edit what was already determined on day-1.

I checked my current lease and realized I need to edit for more specific (blunt) language to stipulate they must carry renter’s insurance with liability.And to ensure the policy stays in effect, the agent suggests that I require the tenant to list me as an "additional interested party".

It's easy to read and it contains all the contracts and forms you need, too, which are also easy to read and understand and you can edit them.http://www.nolo.com/products/the-california-landlo...These guys are taking it too far.As far as the skylight - they should get billed for the entire repair bill.

If it is a yearly lease you could compare it with a month-to-month and edit those particular sections to fit your needs.I am not a lawyer and my advice should not be considered as such.
