Leaves are out of gutters, irrigation sprinklers have been blown out, water pumps drained, weather stripping checked and replaced as needed.

The life literally drained out of me and I was not at all present for my doc.

One good hit of the slip drain junk and it's leaking.

Pour bleach down all drains including floor/ basement drains.

Its heartbreaking to see your work go down the drain and have to redo it.

And if there is no heat and no power in winter, then you must winterize; dropping like $4 for a gallon of RV antifreeze to put in traps and to drain water everywhere else - that is way cheaper than redoing that rehab. 

The bathtub drain must have been slow or blocked.

The general inspector recommended, due to the age of the home (built 1925), that I have a plumber inspect the main sewer drain line with a camera.

Tenants know I do a series of other maintenance items on the same trip.This is my basic list.(1) Replace AC filter.(2) Bleach AC condensate drain line.(3) Test thermostat and replace batteries if necessary.(4) Exercise ALL shutoff valves - kitchens and bathrooms.(5) Inspect and feel around under sink drains for moisture and leaks.(6) Open toilet tank and look at the tank bolts and overflow tube.(7) Test garbage disposer and throw some ice down.(8) Test smoke and fire alarms. 

Answer everyone of them thinks it okay to put a pound of potato peels down the drain.
