You clearly do not know your rights, are not very clear about what you have and the precise nature of the documents.If you really want to be proactive, bundle up everything you do have (including emails, etc) and get a lawyer to review.

Also, when you say the property is 'rent ready', I have to assume that you have actually physically inspected the property and have an almost precise idea that there wouldn't be any repairs or hidden cost that gets discovered after the fact that would throw the numbers off.Is hard money the only answer here?
