I was told that my tenant/buyer had given them notice that her last day in the house was the 10/3. 

Our issue is not finding discounted properties or the cash buyers side, our issues are arising after these steps have concluded. 

@Will Kaufmann i was just about to say this would be a better question for an attorney but you are the attorney :)I'm an investor and Realtor for the reference..Not giving any legal advice, but from a stand point of a relator, it would be unethical to go behind your back and pitch the property to other buyer if they are your agent and you are interested in the property. 

We found another buyer but now we only have until the 31st to close according to the PA. 

In that case, the agent took 20% - very reasonable IMHO, as she had to do a lot of the legwork (including finding a buyer and showing the property a couple of times), and for that, she ended up with just a couple of thousand bucks.  

I have a lot of crystal chandeliers and it was recently mentioned to me by a male friend that the lighting may be turning off potential buyers as it is very over the top.

No sane buyer would turn your offer down, assuming reasonable terms.

They were sure that their house would close on a certain date post lease-signing, and upon my urging (twice) they confirmed with their real estate agent that their buyer's financing was secure.
