  ;) Real estate school doesn't teach you real estate (come to Bigger Pockets for that) real estate school teaches you how to GET and KEEP a license.

A cost segregation study can be done on a SFH which would increase your depreciation expense.The bigger question is would you benefit from the added depreciation.

I think you might be at a point where comfort for you and your family should play a bigger role than it did before when it was just the two of you. 

You can certainly learn through free resources and online forums like this but a mentor can help cut thru the noise, provide clarity specific to your goals, and provide support to achieving them without the trial and error.
