A real estate agent will only put their listing (and pay for it) after he has exhausted his own mailing list. 

I don't think the umbrella is better than an entity, an LLC will separate the ownership which is different and equally important thing. 

Ask how much cash needs to be brought to closing, and how much cash do you need to have in reserves to qualify for the loan.And if they ask you to pay any money up front for something other than an appraisal ($600 max), run away.

A deal goes sour on that road, and you lose a lot more than an investor.

@Kevin Phu the home I purchased is well kept nothing to do except eventually change the linoleum flooring and laminate countertops, half the garage was converted to an office (permit was used), and they have an over the range microwave, were I just have an exhaust fan.

Gas is still pretty easy, you just have to match the vent height to the exhaust height. 

Just like @Russell Brazil stated above, a conventional loan usually indicates that the buyer is more qualified than an FHA buyer, and so the loan is more likely to close.

I do believe if most of the properties on the block have attached garages and yours has a detached it could be worth less than an attached.

If someone is wanting near retail price for their place, then I will send them to a realtor, and homefully the realtor will send their seller my way when they exhaust their options instead of just letting the bank have it.
