As the title suggests I'm looking for a good insurance agent that can write a policy in South Carolina for a 3-6 month flip on an SFR.Any suggestions would be greatly appreciated!

For those who have flipped houses in multiple cities across Texas or Florida, which ones stand out as being on either end of the spectrum in terms of how difficult and time-consuming the permitting process is?

@Stephen Bruce Like some of the others here have suggested, call your closing attorney Monday morning and ask them about an estoppel certification/letter.

Can anyone suggest any platforms appropriate for listing a property on my own?

I use price labs now and was wondering if you guys have a suggestion on how to price a prop as well as if there should be a minimum for orphan days as well as cleaning fees.For my second question: I want to add cool amenities such as hot tubs ect at this same property.

I'd suggest you reframe your perspective on this.

What lease clauses they suggest such as    - Additional insured status for you on the Pharmacy's coverage    - Waiver of Subrogation, Primary & non-contributory clause, 30 day notice of cancelation, etc.I would also suggest two other things:1. more research on the operation of a compounding pharmacy.  

If I lend 30k for someone to close a REO deal then I'll have their car pledged, or have a co-signor that pledges the 30k if it is defaulted.a 2nd lien position with no protection is like going to Vegas and betting on black, only on that bet you win 30k, in a 2nd lien position what do you stand to make on a 30k short term loan? 

@Bob Stevens, what is your suggestion for anyone to learn repair costs, ARV, etc?
