What is your Accountant basing their advice on?

There are more DSCR lending options at the 6 month mark. 

Why not option the deal?

I have a discount set up of 15% for the 60-ish days, and based on Beyond Pricing, those days are in low demand. 

So to save 1% from your 7% rate with a Conventional loan, there will be some hefty cost, and it's not worth it right now, and there's no crystal ball as to when a refi might make sense financially.However, if your current loan is FHA, FHA does allow a streamline refinance as an investment property, and the rate will be based on a primary residence rate.

Are you based here in Ottawa or in Nova Scotia?

I explained that I would like to see them searching for new housing however if it came down to them needing an extra month we could discuss that as an option in the future, although it wouldnt be establishing a new tenancy.

@Juan Perez  I reread the OP  the company DOES fund 100% of the deal.. the OP does the leg work at his expense... flipping a deal is always an option of course

You only need base hits repeated over time in order to become wealthy.

However, they do have 11years of investment experience under their belt (100's of multi-family rentals, flips, etc) Would this individual have any options for financing more multi-family?
