In this business you have to take risks for sure, however you can be smart about them. 

It would be great if I could find a smart trusted local agent as you describe, but that may take me some time to find.

I have seen housing prices skyrocket during my time in middle/high school and then the housing bubble burst, so I guess I'm getting into investing at a more "stable" time.I have been looking around the forums for a little bit and it's pretty evident that there are a LOT of smart people here.  

As such, a website is just an enabling technology but the deals are being closed offline.  

We are in a technology age...so why would our market that we invest in be an industrial one......]Dow Jones Industrial Average ...no thanks.I have found that if you buy well, at the right time, its never hard to liquidate.

Also consider sprucing it up a bit as this can be done smartly and very cost effective.

The report you have is lacking in quality and details, and despite the price you did not provide credit score or Resident Score in the Smart Move review.  

I would also get very smart on VA loans and TSP loans.  

But when they say cheap...all I hear is smart.

That means the smart investor who sees value where others don't can do great deals.
