I would just treat it like any other utility, cable provider or alarm monitoring.  

Perhaps they will monitor the dog better, if they keep getting billed for ongoing damage.

Please let me know your experience with cosigners and if you would have any problems with a parent being a non resident lessee so that they can monitor condition and have a little more control.

Oh my gosh Joe I was going to go off on you... thank you for not putting her down...here they have started a local program to monitor feral cat colonies...how that will work I do not know...also I think it is illegal to shoot bobcats...but I understand about being scared of giant raccoon's they killed my neighbors old cat so agree with the clause

The one problem we have had is that the tenant took off with our monitoring equipment when he moved. 

3) does your PM contract explicitly state that they are authorized and expected to monitor utility usage and payment by the tenant?

I also would like to have the ability to set up reoccurring direct deposit from the tenant to my checking account. 

They're otherwise not required to counsel you or monitor you regarding your tax withholding.It's not illegal. 

The truth is, it would be really hard to tell if your tenant is keeping a gun, unless you monitor them like a hawk, or go through their things. 

We are moving to electronic locks which can be accessed via our in-house monitoring system.
