Either find a reliable and affordable general contractor to work with or preferably find several reliable subcontractors to work with to minimize rehab expenses.

I was assuming 8% vacancy of the 2nd ADU, but full occupancy of the 1st ADU as it will be occupied by my father in law, who is a known reliable quantity.  

Wish I had someone to recommend but haven’t had much luck finding a reliable, available and reasonable priced one myself.

Having a reliable handyman helps, but they are busy and work all over and can't just run over to a site whenever a contractor calls and says they're done.

As stated, cap rate breaks down when used for 4 unit or smaller properties, as it isn't a reliable way to value the asset, given appraisers will use the comparative sales approach, of course this will work for a triple net commercial property, etc.
