The joists in my house are 4' apart so you typical wood you'd pick up today would never span that distance but older wood can.

Everybody I know that has done this ( picking their own stocks) has lost their shirt because it requires the right education and sophistication to beat a good fund .i think we are peaked out and would be hesitant to do stocks right now if it were me .

If you sub the work out yourself you can save a lot in that region as the GC's all charge top rates and cherry pick the high dollar jobs for obvious reasons.

If you are buying a rental in which a few drawers are damaged or missing but the rest of the cabinets are in good shape you can have a local customer cabinet maker recreate to match what you have thus saving you from having to demo the whole kitchen.Its always best to find in stock cabinets for quicker turn around but if you are doing a high end property as flip best to get designed with a custom cabinet maker or someplace like 1800 cabinets.
