If they are loosing money monthly than NOTHING is better than loosing more money.

Commercial contracts are bound by the language in those contracts and not usually regulated as with consumer contracts.The idea being that business to business transactions are between two parties with adequate knowledge and skill sets.

I collected about $1.61 in loose change while over there today in quarters, dimes, nickels, and pennies.The crawl space generated some interesting finds as well. 

Older tenants may be more of an issue in they are loosing the convenience of having the room on their floor.At this property, only one room has been operational for at least 3 years (if not longer) on the second floor.
