This I'm sure adds to his annual expenses in the short term but will cut them back in the long haul. 

(Then again I tend to over think things) Do you plan to stay flipping in your market for the long haul?

I know there's no static increase but looking for some insight over the long haul.

Simply put, I love the construction industry, and of course, blame Lego (the best toy ever) for that!

We also know that the administration has been toying with the idea of 12 or 24 months, so anyone that is not acquiring with the intent to hold is taking some degree of risk.

Maybe I was leaning my original comments towards the novice, time challenged, low risk investor that just wants a place to put their money for tax benefits, cash flow, or appreciation over the long long haul.

That could be another deal I needed cash for and didn’t have, a killer vacation deal that just came available, or maybe a toy of some kind (home theater, spa in the backyard, motorcycle or whatever).

Even if it means surrendering toys you are making payments on.

I have family in Little Italy, and thoroughly enjoy the city so I plan on being here for the long haul.

I've been toying with the calculators and reading here every Chance I have and loving it all because I feel more ready daily. just trying to get past the hurdle of the fear of the first deal and keep coming up with this nagging question with all the talk of a potential bubble.
