The idea being that if you just sign a sales contract that states "I will sell you my house in the next 30 days" it is unenforceable because there is no "consideration" cited in the contract making it unenforceable.

You also have to factor rental days vs. personal use days.

Why don't you all just list your property for a 7 day minimum?

Even if you have to visit $1k for a day trip, go and walk the area, meet the PM/Realtor/contractor in person. 

The house is laid out the same as you explained as well as there are records of the home previously being a multifamily.

At closing the taxes will be calculated per day and then divided by days remaining in the year at closing.

Run an ozone machine between tenants and then let it clear out for a day before showings.

If we can do this in-house our timeframe would be 7-10 calendar days from application to close but that's the absolute minimum.

I would do the same thing all over again.
