I said let it expire but you got to honor it while it's in force.If you don't have the balls to honor the lease and evict a section 8 tenant when they don't pay their portion of the rent, these tenants will take advantage of you.

@Christian E Ball - When you are in a tight market, you need to get creative with your marketing to potential sellers. 

@Edwin Anthony Ball you should be saving all the money you make from renting the guest rooms until you have an emergency fund set up for the property.

That may not sound like a big deal, but the number of stories I've heard about OOS investors  telling agents their pie in the sky plans, and then showing up with only 20k cash and wanting to low ball a 100k C neighborhood listing is surprising to me, but apparently is quite commonplace.

Morning BP,I’m excited to say that I am approaching my first closing for a multi family property in Rhode Island.Its been a long road with lots of ‘cleaning my truck’ exercises along the way but here I am.

I don't want to take away from the sales promotion for Scott's book on this post, but does your (@Mindy Jensen) crystal ball show David's books "Buy, Rehab, Rent, Refinance, Repeat" and "Long-Distance Real Estate Investing" being bundled and sold at a reasonable discounted price?  

And even then I would argue that anyone can send a bunch or low ball offers to listed properties and hope someone says yes.

Even if so, if your exits are in place you can exercise them.Best of luck.
