My experience is but just a moment compared to members like you but I try to implement tenant filter criteria far beyond the standard, can they afford it, good credit, tenant history etc additional factors which are needed for areas like this but necessary to gain the returns I am seeking at these early business growth stages.

Don't get me wrong, the brick and mortar are great too (and it's because of that "improvement" to the land that you'll be receiving huge tax deductions each year), but while you're in the feasibility stage and before your earnest money goes hard, you need to verify the rent roll.The other books I didn't see listed that are on my list of having been worth reading more than once include: "Investing in Apartment Buildings" by Matthew Martinez, "How to Make Big Money in Small Apartments" by Lance Edwards and "How to Build Wealth" also by John Wilhoit, Jr.As much as I love reading, I can't say enough about how important it is to get out and see other people running their apartments.

In my view I'd be providing both a lower cost housing option, establishing monthly cash flow through the lot rent, and setting the stage for long term cash flow through home ownership for the participants rather than renting.I'd love for any of you to point out blind spots, give me things to think about, etc.I know the owner-carry issue would require careful navigation of the SAFE act stuff, which I know only a little about.

The only time I would say stocks really kick real estate's butt is when you can find a hidden gem in it's initial stages (but the hard part is being able to determine if it's a gem).

These “good cause” grounds for eviction are specified in N.J.S.A. 2A:18-16.1, and, of course, include nonpayment of rent among other commons sense causes, such as continuing to disregard material lease terms or causing excessive damage to the residence after proper notice.
