I would try to wait to close on the property in 3+ months, so you can enjoy the upside when the economy starts running again. 

In a few months you’ll have a great tenant who enjoyes the space.

Should you, me or anyone reading this start down the road of real estate investing (With an iron Will to see it through, even though it will only ever be a source of income and a necessary, although not particularly enjoyed venture?)

Scaling wise you can’t handle every rehab yourself but if you enjoy it you can rehab one at a time

If you enjoy the assets you already own seek other methods.
