My biggest concern other than the closing costs was that if an FHA buyer tried to come buy it my understanding is they would need to wait 90 days from when I bought it and I think it would only take about a month to fix it up.

Can take up to 3 months to go from application to lease.

This is costly and time consuming, however.  

You can get significant savings for legal and compliance costs in addition to providing one PPM and one K-1 to your investors regardless of how many deals they invest in.

Yes I paid for it and it cost me more than having to manage but I put a lot of value to time and family.You are also correct, depending on the type of property if investing in rentals, there are things that happen during the day that cannot wait until the weekend.
