You might be able to do 75% on a 12 month bridge loan. 65% sounds accurate for anything longterm.

I also know you see The Agent Thing on my profile and assume we are all programmed to say this.To make an accurate decision -- you need a document with some comparable active & closed homes and a net sheet to break down all the costs to you to see if this is a good move.

I also have a DSCR/COCR/ROI Sensitivty analysis page, an amortization schedule accurate up to 30 years and a criteria worksheet page that I plan to coordinate with the primary page to show conditional formatting with the resulting numbers to visually tell me what metrics work with my criteria and which ones do not.
