We are actually under contract on another deal in the area (technically Little Rock which is just down the road from Jacksonville) so yes we are planning to invest more there.

Waiting for all of the stars to line up perfectly may have an opportunity cost to it.

And yes, if it is a "no grow" area then come up with a plan to make it as easy as possible to keep it weed free - such as good barrier and heavy rock.
