I would venture to say that 95% of properties listed today on the market will not cash-flow at a 7-8% investment interest rate once you factor in principle, interest, taxes, insurance, and a maintenance / capex reserve.  

You won’t end up in tax court but if you do, you would win based on everything you cited about material participation as long as you have a time and activity log that shows your tasks and provide a guest list that shows the number of nights your guests stay (easily found on the various platforms). 

How can I go about obtaining a list of properties that are tax delinquent and/or have code violations?

To be honest if there's not enough complaints to warrant a refund and your listing is a few years old with plenty of 5-star reviews, I wouldn't worry about it at all.

They have enough on their plate and helping some newbie get in the game isn't going to be high on their priority list (or on it at all).You've probably read some books and listened to podcasts and they said you need to build your team to be successful.

They generally have lists they can refer to.It's never 100% accurate because repairs on a newly bought building can quickly cascade into larger projects depending on what they find when they are on site.
