I am probably going to give it a shot on this new unit since A)I already have a brand-new washer in the unit, left behind by the previous owner, and B) It's a difficult space to maneuver a dryer into.

Here are a few things that come to mind: A) I would recommend finding a dependable landlord that will address any issues when they arise because you want to keep the roommates happy.

Homeowners may be impressed with hardwood floors, tile bathrooms and designer window dressings and "au currant" appliances, but tenants are more value-driven. 

It remains a sellers market and prices just keep getting driven up.
