Admittedly my TK properties were in a very difficult city (Detroit) with all the risks and hassles that go with that, but I dont see how TK anywhere (that is worthwhile doing- ie giving you 2 figure CoC returns) is going to take up less than 10 minutes of your day.

Only in certain (complicated) scenarios is it worthwhile.  

Maybe it would be worthwhile to co-op that with other west coast investors?

I don't know how much it costs, but it did work great if anyone does a lot of cold calling.Don, I suspect it would not be worthwhile to hire a VA that is not native to your regional area.

In these cases, cost-of-capital is nothing, and any investment with a net present value > 0 is a potentially worthwhile investment.

Each time I ran the numbers, I could see making good money doing "quick flips" but like Austin, I couldn't find cash flow that made it worth while.

To me, there is not enough equity in the property to make creating an LLC worthwhile.   

If you are giving away car to find investors provide a worth while deal and you will find investors.
