We do both - New construction is a value creation model.

That said, the desire to scale the business has led me to this "unbundled" or "a-la-carte" model which leverages the existing business infrastructure I have in place and also caters to the evolving consumer/investor demands which now include a more active DIY approach to real estate investing.

Low quality homes in my area could get closer to 2% but that is not my business model.

We replaced the bathroom vent fan with a new high end model that I think took out about twice as much air.

As a model to create wealth and passive income, it can be challenging.

., my model shows us not cash-flowing at all (we'd still need to put in ~$1000 per month, which is much better than what we pay in rent currently, but still).

. ;) The owners literally use a bank for a few months until the bank catches onto their business model, then they switch to a new bank. 

All this being said, anyone have a calculator is is there a model where I can plug my assumptions out there.  

Our main model is to keep people in their homes and do loan modifications.
