If your property tax attorney only charges if they win a reduction then it seems like a no brainer to let someone else do it that does it day in and day out.

First, raising the rent does not usually lead to a tenant leaving, second if you know your business you can usually have a new tenant move in the day after the old one vacates, third setting your rent below market is a guaranteed loss in income as well as a reduction of the cap rate on your property.I would demand the PM cover the difference of the $200 per month in rent for the year, if they agree fire them at the end of the year, if they do not agree fire them immediately.

But before you give your final "price reduction request" double check all your numbers and make sure your Cash on Cash Return and your cap rate are real and acceptable, being sure to factor in vacancies, utilities paid by the owner, property management, taxes, maintenance, and the elusive "capital expenditure reserves" fund for when the roof or furnace, etc need to be replaced.Let me know what you decide to do!
