It will improve, but I fear that the coal industry is dying off. 

I'm surprised no one mentioned Empire Industries - I just caught podcast episode 343 with Steve Rozenberg - I was very interested in the systems-driven approach that he describes and it sounds like the perfect thing for a PM company.They have by far the highest rating on google of any property management company I've looked at recently.

@Elvin GreenOne of the first things you will want to do is narrow it down as to what property type you want to target (industrial, self-storage, retail, multi-family).

Some of these guys are working an agreement where they get 35% commission on sales and it's sick to see some of the mark up in this industry.

Very quickly, this industry, like our economy, is changing and we need to change with it.

I'm not just a huge fan of the industry as a whole since it's flooded with lots of newbies who really don't have any business being involved in real estate transactions with no skin in the game, no investing knowledge, and no penalties if they screw a buyer or seller over.
