It fluctuates pending on how aggressive I want to be.

Unfortunately, many homeowners are over-leveraged in Canada and the pending interest rate hikes will price people out of owning a home. 

I befriended the agent on the listing side and was able to find a way to work the deal (I gave the seller $1000 TOM-Time Off Market) fee to get this deal pending and under contract.

There are still a lot of buyers out there as is evidenced by all the pending and contingent sales and that should hold due to interest rates continuing to remain low. 

(Apparently some issues with pending offers and stock market losses, now Covid-19), blah blah.

Would also appreciate any input on next steps I should take in this process, specifically regarding an out-clause pending inspection, etc.

It's gonna hurt my heart just a bit if I can't get this deal done due to the pending divorce. 

@Eric TruongWhat's been happening lately is buyers having been looking out of GTA in areas where their pre approval allows them.. pending on their job flexibility obviously.. so if properties have been sold $200k over asking then likely that market has outgrown your budget..

In close proximity a home just sold on the corner for 225K in days and now a house is pending at 200K.

Danger areas can be receivables, facility utilization, pending regulatory actions and code compliance.
