Would partering with a real estate agent make the process legal?

I’m still doing research on the legality of an assignment fee to a realtor.Do you wholesale as well?

It looks like the parcel look up page has bunch of legal CYA for the county against using the information. 

The restrictions are on the identification and valuation (i know that's strange).

I’ll speak with an attorney tomorrow but perhaps do an addendum or other legal agreement to take care of the roof and other issues and once closed I can reimburse for payment.

Going from 1-2 may be a lot easier but when you start adding more than 2 and depending on how high the structure is you get into fire escapes, sprinkler systems etc...The more important question you need to ask is not is there a market for this but can I legally make a 2 unit within the local building codes and keep it financially on point so the project will still be profitable when completed

Should I give her 30 day notice to vacate (her prior lease legally sais I can do that) or put a pay in 3 days or quit notice on her door to try to get the rent for September.
