Units are selling for 40-50k a piece and renting for $600-700 with new properties popping up all over the place.I like NNN and shopping center developments in strategic locations but don't quite have the knowledge yet to put a deal together on my own without fear of stumbling.I have even thought about taking the money towards new construction and trying to develop some land and do new construction and lot sales.

The only exception is if you close on 95% of the value of your list which is in essence all of the properties and is probably something you don't want to be forced into.Another thought is that since you'll be wanting to use leverage in your replacements you can give some strategic thought to how you want to allocate the cash proceeds.

The 1031 can be a huge part of your strategic positioning within the macro cycle because it allows you to move to different types of real estate, different amounts and price points of real estate, different geography and even from active to passive investments all while retaining the advantage of tax deferral.The one thing that's very individual though is going to be risk tolerance from debt.
