It sounds like you've made great progress so far and are looking for either new markets or a different type of strategy.

You won't be there to see daily progress, so will want to ensure some level of visibility (even if its Facetime or pics each day).

Every appraiser I've ever talked to says they do not evaluate furniture, or cleanliness, or things not associated with the structure itself.   

That individualized assessment must consider a number of factors, including:The nature and severity of the incidents that would lead to a denial;The number and type of incidents;The time that has elapsed since the date the incidents occurred; andThe age of the individual at the time the incidents occurred.Many Oregon landlords will likely search for guidance on how to properly conduct such an evaluation.

Thankfully there is a good network of people out there helping each other out as they progress along the learning curve. 

After you gain a year or two worth of experience you can re-evaluate if your current brokerage is still a good fit.  

When people focus on how miserable they are being overweight or out of shape, sometimes they make a little progress.
