Once things are stable again, then you can educate yourself and focus on how to improve your investments to protect you against this situation in the future.

Question - if you’ve contracted for a property you intend to “wholesale” - i.e. flip the contract - and that doesn’t pan out, do you exercise a clause enabling you to exit the deal, or do you close it in your name?  

mario,  correct on the math.Now for sure you need to rehab it.

If you still have the appraisal and it is completed by an AMC you can transfer it and still close on it.

It just goes to show that at some point everything cracks.

With TOU service you charge it at night for 5-7c/kw and use it during the day to arbitrage the price difference.
