Others want to use insurance for everything and have a $500 deductible and a higher premium.You could try the AirBnB business for a year or two with a property to see how it goes.

So far business has been great with near 100% occupancy during the peak months. 

I have built my boutique broker business around foreclosures and other distressed properties (probate/divorce).

I know people who've had success with Buildium and I can tell you from personal experience that Appfolio can pretty easily handle a portfolio of several hundred units.

I'd avoid doing it on the first or last week of the month as there isn't enough time to let tenants know and PMs are busy enough (as you know) with people moving in and out.

A lot of real estate professionals (including myself) give thoughtful responses at least in part to drum up business.

I just want to make sure that I have my head on straight when thinking about how people get "paid" in this business.
