They most often need to get there engineer out to the site, check city zoning, city restrictions, water and sewer access ( this varies wildly from site to site).

Hello,We are about to close on a REO sfh that needs total rehab in 70068 Area.Property: built in 1953, SFH 3/2 1260sqftNeighborhood: Class B,Average comps ~ 120k within 5mile radius ( no homes sold in the same block) Rental income around $1000-1300Cash buy for $35000So far I have one GC that has quoted me about $55/sqft to completely gut the interior, roofing, plumping, electrical, flooring etc.

A few things I didn’t mention in the original post:- I’m a licensed Realtor and have access to some additional tools and services - background check, zip docs, etc. - my mom, also a realtor, lives close and is “managing” the property while we’re away. - the tenants: long story, but they are the parents of a pregnant neighbor, who is a RE Agent too.
