Advising someone to violate laws is never a good idea.

Being a contractor yourself Bruce, what would be some advise that you have for someone that Is in their first year?

We've been advised by our insurance agent that theft isn't covered on the builders risk policy, and every policy excludes theft during remodel or construction phase since it is too common and easy for fraud.

Working with a registered investment adviser instead of a financial broker helps reduce the cost.

If they are on a month to month lease, you can just advise them of a non renewal.

I know the best thing to do is to get approval from different banks to get the best option but id rather get advise from someone experienced.HELP!

If you were my investor I'd advise you to hold a fairly hard line in getting an agreement signed.
