Sometimes you can also tell by the method of payment used as well as the listing brokerage.Here if you ask a licensed agent for sold 'Agent Complete Listings' for your comps you will also get who the listing brokerage was as well as whether or not the buyer purchased with Cash, FHA or Conventional financing.For instance I know if the listing agent was anyone from 'SellState Property Solution Realty' or 'NJREO' and was a 'cash' sale then it was likely an 'as is' deal picked up by a rehabber.

@Mary Joe  Realty shares and many of the platforms are really concentrating on debt offerings IE Hardmoney lending.. so just check it out like you would any loan.No lender no Platform etc. can be perfect.. they will have losses and work arounds.. but in general they should do a good job..

There's a lot of new developments going up in the metro in general, but in Des Moines proper there's just not room, so the established properties won't have quite as much competition in their direct area.For NW Des Moines, parts of Drake, Beaverdale, Merle Hay, Waveland, and a few others all seem to be coming up.The greater southside, Somerset, Jordan, Magnolia park, and a few others seem to be doing well.
