@Essien Benjamin I lived in King country for 14 years and would not suggest house hacking because you are in a primary market.I would buy for cashflow in Birmingham, Atlanta, Indianapolis, Kansas City, Memphis, Little Rock, Jacksonville, Ohio, or other secondary or tertiary markets.

Cash flow kings you can pick up for very cheap, rent for $650, and just plan on tenant issues, turnover, maintenance, crime but you can acquire the house for $35,000 ready to rent.
