The whole idea behind seller financing is to help facilitate a sale by bridging the gap between under qualified and qualified.

Selling the property at a retail price isn't going to happen either.When I consult with people, I try to determine the gap in their knowledge between the facts and circumstances and available solutions and attempt to bridge that gap.

I am a commercial private lender that can do a bridge loan on construction or development projects, we have less red tape than the banks but the money will be more expensive.   

I don't think I've met an investor who hasn't made them -- and those that claim otherwise . . . well, I've got a bridge to sell you.
