I will say that when I started I was dead set on multi-family investing.

I found out on July 15 that my landlord policy in California on my single family rental home is being non-renewed and the last day of coverage is Aug 1.  

I'm a boston-based investor,  looking to buy a multi-family unit and plan to use my residence unit as a STR. 

From the little I have seen in Maddison, it does not look like an area that I would want to move my family to.

I have found that most section 8 tenants, want to leave on good terms, since their address history follows them around.

When a buyer knows they want to buy and buy again fairly soon they need to target the homes in order.Bank loopholes which cannot be questioned; Buying smaller home first, then buying bigger home (Sqft/GLA) we review it as growing family, need space for office, dogs etc..

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Nothing worse than owing money to a family member. 

Being an authorized user will start building your credit history based on your parents' use, not yours.
